New Design For Back Bay Trinity Place Tower Proposed

The proposed 33-story tower at 40 Trinity Place will now contain fewer condominiums for a sleeker design.

Developers unveiled a new plan this week for a 33-story tower at 40 Trinity Place near the Hancock Tower in Back Bay.

The plan includes a 227-room hotel, 115 modern condominiums and three restaurants.

Hoteliers Gary and Jeffrey Saunders and developer Jordan Warshaw, who have teamed up to form Trinity Stuart LLC, submitted the plan to the Boston Redevelopment Authority this week, saying in a statement the building is "designed to enliven an uncharacteristically drab block of the otherwise lively Back Bay."

The developers said they selected hotel architect Paul Taylor to complement The Architectural Team of Chelsea, which helped make some changes to the original proposal last year. That included reducing the number of condominium units from 142 to 115.

“Between us we have decades of history in the Back Bay and South End, and have created something that is right for this City, for this location," Warshaw said in the statement. "The new hotel, residences and restaurants at 40 Trinity Place will become a popular gathering place and will create an essential connection among three vibrant neighborhoods – the Back Bay, the South End, and Bay Village.”

The Saunders Hotel Group currently owns and operates the Lenox Hotel and developed the Jury’s (now Loews) Hotel, also on Stuart Street.

Trinity Stuart LLC purchased the property in December 2011 from John Hancock Life Insurance Co. If the project ends up being approved by the BRA and other agencies, Trinity Stuart LLC said it will create about 700 construction jobs and 338 permanent jobs.
